Can you hold a place before I apply?
We are not able to “hold” a property until an applicant is approved for residency. This is just good sense and protects Landlords from lost time and money. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We do not always collect the last month’s rent. This depends on the specific Landlord or property’s requirement. The first month rent and a security deposit is almost always required before move-in. -
How old do you have to be to apply?
You must be at least 18 years old for most properties. Some properties are in communities with minimum age requirements such as 55 Plus or 62 Plus. This is usually visible in a rental listing advertisement. -
Is the deposit refundable?
Security deposits are refundable in most situations, subject to any cleaning, re-key, damages or missed rent payments. Fees will be disclosed in your lease agreement and can vary by property. -
Who needs a cosigner?
Most of the student housing requires a cosigner in the form of parent/guardian. Non student housing is determined case by case on income, job stability as well as credit and background results. -

The most popular way is to pay online. We also accept personal checks, cashier’s checks and money order. We do not accept cash -
I want to get a pet. What do I do?
Contact us FIRST. Not every Landlord allows pets and some communities completely forbid certain types, sizes and quantities. If you get a pet without your landlord’s approval you could be forced to give up the pet or be in default on your lease. This would not be good for either you or your pet. -
I want to move out, but my roommate wants to stay. What do I do?
Contact us and explain the situation. If there is a way to work something out we will do our best to make that happen. We would want to find a win/win situation for everyone. -
My lease expiration is coming and I want to move out. What do I do?
Read your lease where it explains the terms of your “vacating.” Each lease may be different and will depend on the Landlord of your particular rental. -
Who is responsible for paying for repairs & maintenance requests?
This is subject to your lease terms but in most instances we handle any repair requests and the Landlord is financially responsible for maintenance and repair costs, unless the repairs can be determined to have been the tenant’s fault.
